The Himachali & Non Himachali, Indian citizens, including NRIs, can freely buy or lease pre-constructed properties like flats or shops within Municipal Areas without needing special permission. You can buy with a registered sale deed. Ownership is freehold, but for non-residents, it usually covers only the structure—not the land. Residential plots must be at least 150 sq m. and Shops require a minimum of 300 sq m.
Himachali Residents (original) / Spouses of Himachalis (married to a Himachali), can buy Land.
Non-Himachalis (Outsiders), Can buy land only if, They get special permission from the state government, have lived in Himachal for at least 30 years, don’t already own land in the state, and are not involved in agriculture.
